JTRE’s boutique Ganz House coming to new Eurovea City urban boulevard
Eurovea’s continuation has brought multiple benefits to this contemporary Danube district: residences in the first Slovak skyscraper and along the waterfront, modern offices, and an extended shopping centre. And attractive new public spaces too – following the concept envisioned by Beth Galí, the world-famous architect and urban planner. The popular promenade has been extended by 400 metres, while Pribinova Street is now an inviting urban boulevard. Right here, the developer J&T Real Estate (JTRE) will soon start construction of boutique Ganz House.
This project - which already has building permission - will deliver a residential part comprising 58 flats and eight apartments (various sizes, high standard) on eight floors, and multi-bedroom penthouse flats with spacious terraces. The administration part will provide 10,000 sqm of modern boutique offices with private terraces on nine floors, and embrace the principles of environmental and social responsibility (ESG). Ganz House will feature 1,800 sqm of exclusive retail space, and will add 200 spaces to the underground parking, including e-vehicle charging stations and first floor bike storage.

As per the building permission, ground work will commence in early 2024 and the project is scheduled for completion in Q2 2026. The unique Ganz House project design is led by Compass Architects, combining proven urban planning principles with the Pribinova zone genius loci.
The project name is inspired by the first Ganz Budapest Bratislava trams, which a century ago ran in this former industrial heart of Bratislava, and the nearby Street Electric Railway head office. The name also expresses continuity with the city’s trilingual history, with ‘ganz’ referring to the building’s multifunctionality.
Eurovea City is already a full-fledged urban district – encompassing city comfort and riverside lifestyle. Multifunctional Ganz House will be built on a triangular plot between Pribinova and Čulenova streets, highlighting the city-forming character of Pribinova Boulevard. Ganz House will be in the heart of the Eurovea City waterfront district, next to the Slovak National Theatre, within walking distance of the historic city centre, and with a wide range of shops and services on the doorstep at Eurovea – Slovakia’s largest shopping centre. The relaxed atmosphere of promenade, green areas and popular restaurants are also just a short stroll away.
